Why is the dog on the roof?

"Did he send two dog emails in a row?…" I did 🐶, and you won't be sorry :)

Friends –

Yes, those words were actually uttered. Theo, the 11-lb rascal in this photo, had gone missing.

Theo is Max's step-brother :) and they make quite the 60 lb / l2 lb black dog duo.

I ran my usual course—backyard, front yard—then started walking toward my neighbor's house to the south, where he's usually found grazing like a tiny, four-legged cow…
but nothing.

Strangely, I could hear him—the jingling and jangling of his collar. But I couldn't see him.
Then he appeared… on the roof.

This wasn't the first time; I guarantee it won't be the last. It turns out that little Theo really loves the roof!

As does Max the Tripawd (yes, the same Max who got kicked out of doggy daycare).

But here's the kicker—he doesn't actually know how to get down. He just wanders up there, stares at the sky, contemplates life… and then waits for me to rescue him.

Why? Because the primary bedroom (formerly known as a master bedroom…) of my 1960s mid-century home walks out onto a rooftop deck.

And that old railing? Missing a rung. Just one rung. The perfect Theo-sized ladder to adventure.

And that brings me to the sale of your home.

Because the truth is, when you live in a house long enough, you stop noticing the little things. That missing rung? To me, it's just part of the house. But to a homebuyer, it's "oh wow, is this safe?"

There's a reason that over 20 years we have been getting Sellers higher prices more money for their homes, in less time, than the market average.

When Sellers call us to “list” their home, we go beyond just listing. We will look at what buyers actually see—those tiny details that make them hesitate…

And we do it so you don't have to figure it out on your own.

Sometimes, it's a simple fix. Other times, it's about flipping the script and turning quirks into selling points.

We've prevented our home-selling clients from losing tens of thousands by mitigating these issues upfront!

So, if you're even ready to sell just yet, let's talk. I'll give you the unfiltered, buyer's-eye view of your home so you're not caught off guard later.

And I won't judge your missing rungs :).
