Realtor.com's Jake Krimmel recently nailed it: “It's the Anna Karenina housing market—everyone is unhappy, but each in their own way.”

If you didn't spend your teenage years reading Russian literature, here's the backdrop: Tolstoy's novel Anna Karenina begins with the line, “All happy families are alike; each unhappy family is unhappy in its own way.” 

The idea is simple—when things are going well, the patterns look the same, but when things go wrong, every situation has its own flavor of misery.

Sound familiar? That's today's housing market in a nutshell:

Builders are pumping the brakes. With low buyer demand, high financing costs, and tariffs, new home starts are down, even though we're still short roughly 4 million homes nationally. It's like trying to feed a stadium with one hot dog cart—just not enough supply.

Sellers are stubborn, demotivated, or both. Inventory and time on market are rising. One in five sellers has cut prices, while others are pulling listings altogether. That's not panic—it's pride.

Buyers are facing the double whammy of high prices and high rates. The median U.S. home price is about $440K, and monthly payments are up 60% since 2021. Even in cities where prices dipped, payments are still way above pre-pandemic levels.

Put simply: Sellers think they should get more for their homes, and Buyers can't believe it's costing them this much. 

So yes—everyone's a little unhappy, just in their own way. And we have gobs of real-world, local proof….

Our team still helped 52 families make a move during this so-called “Cruel Summer of 2025,” buying and selling over $28 million in St. George real estate.

Which illustrates the part that most headlines miss: life goes on.

People still move for new jobs, new babies, retirement, divorce, downsizing, upsizing, or simply to escape shoveling snow.

Not because conditions were perfect, but because their reasons to move were bigger than the market.

And here's the truth: there's no such thing as the perfect time—only the right time for you.
