What I learned about the market while showing 11 homes to SLC Buyers
The “Showing Scheduling” Puzzle
"Do we start in Washington Fields? Maybe Santa Clara... or squeeze in the two near the Southern Parkway, then..."
Scheduling buyer showings is like piecing together a weird real estate puzzle we get to solve every time.
I recently encountered a 5,000-piece "Experts Only" puzzle while scheduling showings for my dear clients, John and Lori—fresh retirees escaping Northern Utah's snow for our sunshine and to be closer to John's dad.
We toured some beautifully staged homes and others that made me question whether the sellers realized their homes were for sale!
But here's what REALLY stood out:
All eleven homes were still available when I first called to schedule showings.
To be fair, a few—including the one we put under contract for John and Lori—received offers later in the week.
But if this were 2021, I'd bet my favorite pair of skis that seven out of these ten would already have multiple offers. Today? All 11 were just sitting there, waiting patiently for someone to fall in love with them.
Does this mean the market is crashing?
Not at all. We're seeing a market that's simply catching its breath after a three-year marathon. No market can sustain the insane growth we saw from 2020–2022 without eventually needing a nap.
This is actually good news for everyone.
If you're buying, there's now room to negotiate (imagine that!). If you're selling, you can still fetch top dollar, but you'll need to prepare your home accordingly.
The Southern Utah market isn't crashing—it's healing.
A healthy market means opportunities for savvy buyers and sellers working with agents who understand the new landscape.
Still not convinced? Check out this link to every home sold last week (112 of them!): https://www.flexmls.com/share/
We saw sales from $88,000 to $7.87 million. This is not a crashing market.
