Hey friends —
This week's 3-minute real estate snapshot, no industry jargon allowed…
“We want to retire to St. George one day…”
…the words shared with us by a family from Vineyard, (Utah County) Utah this morning near the “Dixie Rock
”.
I consider myself one of the biggest, if not the biggest, ambassador for Southern Utah.
Born and raised here and nearing my 50th birthday, I was as excited this morning hiking Pioneer Park with Jen, her daughter and “the boys” (
Max & Theo) as the first time I ever set foot on that hill.
I live so close that we walked there today - what a glorious Sunday morning!
This cute family stopped to socialize wtih the dogs, they are both incredible with small children.
I asked if they were visiting from out of town - unsurpriingly they were here for Spring Break…and uttered the “wanna retire here" sentiment.
Is it any surprise the the median Washington County home price in March was up 2.83% from 2024 at $509,000?
“I bet you Realtors love the prices going up…” If I had $10 for every time I've heard that one….and we DON'T! I don't. I'm a home Buyer too! And my kids will be as well…
I think a 20% (or more) drop in home values would be the best thing for our community, but with folks uttering the words above, does anyone see that happening soon?
I'd love to hear your perspective and opinion.
Insight of the Week: The Media does more to TERRIFY than CLARIFY
Did you see this (dumb) headline last week by chance?

It was easily the dumbest (is that a word?
) headline of the week, and that's saying something considering the political environment we're living in.
Why? Because it was patently false. And to make matters worse, it was shared by one of the biggest, most trusted names in social media, Patrick Bet-David.
He valued the clicks more than he valued telling the truth…was willing to risk terrifying millions to run traffic to his pages…despicable at best, and totally immoral at worst.
The are NOT 6.1 million Americans behind on their mortgage…but there are 6.1 multifamily units (Apartments mainly) in default.
The former would be a looming disaster! The latter is a bummer for those multi-family Developers who built at top of market construction costs, but hardly an issue in the residential real estate market.
Did you know that there have only been 9 foreclosures in Washington County since January 1?….NINE! Literally a pencil spec on a market with 65,000 dwelling units.

The moral of this story is simple: The media is not our friend. Maybe Walter Cronkite or Tom Brokaw cared about the nation, but the modern media does not.
You. Cannot. Trust. What. They. Share. Period.
