Sunday Snapshot 4/27/25: 35% increase in sales + avoiding the snooze

I didn't like my 4:50 AM alarm today…as a matter of fact I hated it. "Get up, just get up, just jump up" I chanted to myself.
If I snoozed I was a dead man…or maybe a rested man, but a man who would miss that sunrise, and cinnamon chip sourdough french toast on my new portable Blackstone grill!
The battle between comfort and adventure is eternal. But there I was, dragging myself out of bed while reasonable people were still deep in REM sleep, all for some colored sky and breakfast carbs
…and bacon of course.

smells on a griddle at Gooseberry Mesa?
Worth it? Completely.
By 6:30 AM, I was perched on the mesa with four dear friends, watching the sun turn the mix of white and red sandstone into glowing embers. 
The kind of moment that makes you forget your burning quads and questionable life choices that put you on a bike at dawn.
There's something magical about witnessing the desert wake up. The air still cool, the trails empty, and that moment when the first sunbeam hits your face – it's the kind of peace you can't buy.
Well, technically you can buy living here, or at least nearby, (I know a good Realtor), but I digress..
The morning light across the mesa reminded me of something essential: perspective changes everything. From up high, looking across the valley, problems seem smaller. Decisions get clearer.
Speaking of clarity, the St. George real estate market has been showing some interesting patterns.
In the last 60 days, pending home sales (the total number of homes currently in a purchase contract on the local MLS) have increased by by nearly 35%…
Even with tariff fears and stock markets fluctuating more frequently than my bike suspension this morning. That's a healthy amout of activity.
130 homes sold in the Washington County MLS this last week, ranging from $120,000 to $2,050,000. You can see all of them here.
I specifically reference “in the MLS” because many large builders like Ence Homes, D.R. Horton, et al, sell a lot of their inventory “off market", meaning outside of the MLS.
As Utah is a non-disclosure state, we get only generic statistics about that activity long after the sales have closed.
Thankfully, you cannot buy or build on Gooseberry Mesa, but you can do the next best thing in nearby Apple Valley. Here's a link to everything currently available out that way: Apple Valley Listings
