House hunting is exciting right up until a home completely wrecks your priorities.

One day, you're focused on budget, commute times, and bedroom count.

The next, you're standing in an RV garage large enough to fit a small aircraft and suddenly wondering if your sedan really needs that much room.

If you're shopping for a home in St. George or Washington County, one of the smartest things you can do before touring homes is create a simple must-have versus nice-to-have list.

It sounds obvious.

It also saves buyers from making surprisingly expensive emotional decisions.

While buying a home should absolutely feel exciting, excitement tends to work best when paired with clarity.

Before you schedule your next showing, make two simple lists:

Must-Haves
The features your next home genuinely needs.

Nice-to-Haves
The features that would be wonderful to find, but aren't required.
