  • 2010: St. George crossed 72,897 residents, another 45% jump in just ten years.
  • 2020: The city topped 95,000 residents, with the broader metro area estimated at more than 200,000.
  • 2026: St. George now sits at an estimated 111,344 residents and continues growing at roughly 2.4% per year, among the fastest rates of any city in the nation.

Put simply, St. George's population has nearly quadrupled since 1990. In 2022, it was named the fastest-growing metro area in the entire United States, a title that reflects decades of steady momentum rather than a single boom year.

Home Values Have Grown Right Along With It

For homeowners and investors, the growth story shows up just as clearly in real estate values. The median home price in St. George was around $135,000 in 2000. Today, that figure sits closer to $520,000, nearly a fourfold increase. Median household income has more than doubled over the same period, from roughly $36,500 to nearly $84,000, reflecting not just a bigger population but a more diverse, higher-earning local economy.

What's Driving the Growth

A few forces have combined to fuel three decades of expansion:

  • Climate and lifestyle — With over 300 days of sunshine and mild winters, St. George has long been a magnet for retirees and outdoor enthusiasts escaping colder or more expensive states.
  • Out-of-state migration — A steady wave of transplants, especially from California, Nevada, and other high-cost states, has reshaped local neighborhoods and driven new construction across the valley.
  • Education and jobs — What began as Dixie College has grown into Utah Tech University, now educating over 12,000 students and anchoring a growing local workforce, alongside major employers like Intermountain Health and hometown-based SkyWest Airlines.
  • Outdoor recreation — Proximity to Zion National Park, Snow Canyon, Sand Hollow, and a growing list of championship golf courses has turned the area into both a tourist destination and a place people want to live full-time.
  • Infrastructure investment — A new regional airport (opened in 2011), major hospital expansions, and new master-planned communities have all helped the city keep pace with, and in some cases get ahead of, its own growth.

New Neighborhoods, New Landmarks

Thirty years ago, much of what's now prime St. George real estate was still open desert. Communities like Coral Canyon, The Ledges, Desert Color, and Black Desert didn't exist. Downtown has transformed too, with a thriving arts and dining scene that didn't exist in the same way even fifteen years ago. The pace of new development shows no signs of slowing, with new schools, retail centers, and residential communities breaking ground regularly to keep up with demand.
