Our Take...

The 4 bedroom home under $200k is fast becoming a "dinosaur" in Washington County Real Estate. But under $150k? Unheard of! And on nearly 1/2 acre? WOW!!! This darling home sits right in the heart of downtown Hurricane, just a hop skip & jump from schools, shopping, parks and more! Tons of grass, amazing playhouse, covered parking and room for growing family! “Will go fast” was never more true!

Enough from us, here's what the Seller has to say about what makes this home, and area, so darn special:

1. Things you love about your town:

The things I love about our town are:
-the people are friendly
-fun community events
-many opportunities to participate or view cultural events
-many sport opportunities for children and adults
-has a great history

2. Tell us something about your neighborhood:

Our neighborhood is great for golfing, running/walking, hiking, camping, cycling/mountain biking, boating, snorkeling, fishing, swimming, cultural events, family & friend gatherings.

3. Grocery Stores, Gas Stations, hospitals or any other "conveniences":

We've enjoyed being close to an elementary school, middle school, high school, and a charter school. It is great to be able to shop at nearby grocery stores, workout at some of the local gyms/fitness centers, visit restaurants/bakeries/coffee shops, shop at local boutiques and hardware stores. We have attended many events at the community center and fine arts center. It is wonderful to have the library, city pool, a splash pad and several parks, baseball fields, football/soccer fields, tennis and pickle-ball courts, rodeo grounds, and horseshoe pits within walking distance. Several health clinics, gas stations, motels/hotels, and banks/credit unions are also nearby. All of these conveniences are within 5 miles of our home.

4. What specifically drew you to the property?

We were drawn to our property because of the large yard that we could create a place for our children and friends to come enjoy. We also liked the fact that we were so close to many places in the community that we could ride our bikes or walk to. The open floor plan of the house and the many windows was appealing to us. The view of Hurricane Hill, Smith Mesa, and Pine View Mountain are great to see from our property.

5. Hobbies in the area?

We love to spend time outside. Our community has so many opportunities to spend time outside. Some of the places we like to go are: hiking in the Red Cliffs Desert Reserve or along the Hurricane Canal; cycling/mountain biking at Gooseberry Mesa; playing at several of the city parks; swimming at the Hurricane City Pool; playing soccer at the Three Falls Field; and swimming, fishing, and boating/canoeing at Sand Hallow and Quail Creek reservoirs.

We also enjoy cultural events that are put on frequently at the Hurricane Fine Arts Center and the High School. We have often participated in these events in choirs, theater, and dance companies that put on these performances.

6. Anything else?

A few more things that we love about our property are:

Because of the pressurized irrigation we can have grass in our whole yard, we have been able to enjoy fruit from our peach trees, apple trees, cherry trees, grape vines, walnut and almond trees. We have enjoyed the shade of our maturing globe willows and fruitless mulberry trees. The shade has been nice so when it is hot outside we can still play in our backyard.

It has been fun entertaining people around our fire pit and listening to the water flowing in our pond.

There is a two-story playhouse with a deck that our children have loved playing in.

There is plenty of room to have a trampoline, play volleyball, throw a ball around, play soccer, and even shoot off air rockets in the backyard. We have truly enjoyed spending time with family and friends in the yard.

We have done some improvements in the house--all the inside walls have been reinforced. The master bedroom interior walls have been sound proofed. We have created a pantry in the kitchen that holds more than you think it might. We added French door that lead to the patio.

Our utilities have been relatively low with an average of about $210/month (this includes the water, electricity, gas, garbage removal, sewer, pressurized irrigation, etc.)

We love the light that comes in from all the windows. This makes the house feel bright, welcoming and one can enjoy the views. The openness of the house also makes the home feel bigger. This has been a great house for our family.
