Enough from us, here's what the Seller has to say about what makes this home, and area, so darn special:

1. Things you love about your town:

At first glance, Ivins, a destination community on the western edge of the greater St. George area, appears to be a sleepy little town far from the action; and it can be that for those who seek peace and serenity. What I love about Ivins is that it offers both tranquility and lots of recreational, fitness, and artistic opportunities that have created a vibrant environment while maintaining its semi-rural vibe.

2. Tell us something about your neighborhood:

Six city parks, including UNITY Park just a two-minute walk away, offer activities ranging from walking trails and a fitness course to tennis and basketball courts, athletic fields, as well as playgrounds and splash pads. Bicycling is a popular local activity bested perhaps only by hiking in spectacular Snow Canyon State Park less than three miles away and on several trails within the city. One of those trails, the Anasazi Valley Trailhead, leads to impressive petroglyphs. Zion National Park is a little over an hour away, and Bryce Canyon National Park is an easy day trip. This area is a photographer’s paradise, and I have thousands of photos to prove it.

I love to spend a few hours wandering through the art galleries of Kayenta followed by enjoying a cool drink and healthful lunch at Xetava Gardens Café. The annual festivals at Kayenta are impressive and lots of fun too. Tuacahn Amphitheater presents live year-round performances and is located right here in Ivins. I’ve enjoyed mingling with my neighbors at the Tuacahn Saturday Market where I’ve often found unique food items. Handmade articles make wonderful gifts, and a set of placemats made by a local weaver grace my dining table. Dixie State University in St. George offers performances and exhibits, and Tony-award-winning theater at the Utah Shakespeare Festival is an easy drive up the freeway to Cedar City.

3. Grocery Stores, Gas Stations, hospitals or any other "conveniences":

Another advantage to living in this beautiful community with its views of the Big Red Mountain and Pine Valley Mountain with its winter snow-crown off in the distance is the proximity to amenities. A well-stocked mini-market is a half-mile away, and a new impressive Harmons recently opened in neighboring Santa Clara. The deli is fabulous! From spring to fall, Frei’s Fruit Market, also in Santa Clara, offers fresh local produce to die for. A Family Dollar store, convenience store, post office, car wash, and gas station are nearby. And, surprise, you can experience fine dining at the highly regarded Aragosta Restaurant less than a mile away.

4. Hobbies in the area?

Despite all of the available tempting activities, my favorite one is to sit out on the patio in the evening enjoying my oasis-like backyard as the moon rises slowly from the horizon. The hummingbirds and mourning doves have settled for the night, and Ivins City’s night-sky ordinance makes the encroaching darkness that much richer. The quiet and peace have always soothed my soul and buoyed my spirits through all of the natural rhythms of life we all may experience through a decade of existence. During that decade, a house became a home filled with love and a small city about which I knew nothing became a beloved place of stunning beauty where community and quality of life are paramount.

5. Anything else?

I move on to the next phase of life with sadness at leaving the richness I’ve experienced here, but I’m also filled with hope and excitement that someone else will enjoy this home and area as much as I have.
