St. George is just the right size town. Easy to get around without rush hour delays, all the services you need close by. Shopping is handy for most needs and city shopping only an hour and a half away. The area is beautiful with hiking, biking and court sports in town, not to mention the beautiful and challenging city golf courses. State and national parks are only a short drive away. There is a large and active retired population which enjoys being centrally located for family visits. Dixie Regional Medical Center is nationally renowned as a heart center boasting a health and wellness program and a cutting edge cancer treatment center. The St. George Municipal Airport is a brand new facility a short hop from two international airports for easy access to the world.

2. Tell us something about your neighborhood:

 

River Hollow is a lovely family neighborhood close to shopping and five minutes from the regional hospital. Included in the low HOA fee is access to the neighborhood pool, park and tennis court and a short walk to the neighborhood park. There is a neighborhood party every year in the fall and always neighbor watching out for neighbor. There is easy access to all schools including the Charter Schools. River Hollow is centrally located in St. George but close to Washington City.

3. Grocery Stores, Gas Stations, hospitals or any other "conveniences":

 

Only 5 minutes away are Harmon's Grocery (several gourmet departments, a superb bakery, custom butcher shop, cheese monger, deli, pharmacy, bank), Maverick Gas and Convenience store and Dixie Regional Medical Center. Close by are Target, Ross Dress for Less, Lowes, Verizon and the UPS Store as well as several well known chain restaurants.

The view!!!!!!! There is a beautiful view of Pine Valley Mountains and Kolob Canyons from the central living areas and from the master suite. The home has great curb appeal. Most remarkable about the home are the luxury finishes, most specifically the Spanish Cotto tile throughout, the faux paint, the custom brick work in the kitchen, the Wolf/Subzero/Asko appliances, the custom lagoon salt pool and the great location. The best sub-contractors were used in building, so the fit and finish is excellent. All the cabinetry in the home is custom made by Riverwoods Mill.

5. Hobbies in the area?

 

This part of St. George is great for close proximity to shopping, parks and trails, schools and two fitness centers. It is easy to get to the airport or any golf course. Little Valley Pickle ball, tennis and soccer is 5 minutes away. We love walking the trails with our dog!

The home's lower garage/workshop is heated and cooled and has plenty of storage for hobby supplies and equipment.

Built for the contractor's own family, the home is oriented on the lot so that there are no west facing windows which eliminates the hot afternoon sun in the summertime. There is extra insulation in the walls and radiant barrier in the ceiling keeping the home cool in summer and warm in winter. The home is in the Dixie Escalante Electric Co-op service area so rates are lower for electricity than Utah Power.
