Aggressive and Consistent Marketing Plan of Action

    This custom marketing plan exposes your property to the highest number of qualified buyers, both locally through cooperating real estate professionals, and nationally via the Internet and other highly progressive technological products.



Pre-Market Assessment

  • A detailed market analysis designed to assist in pricing as well as weed out potential marketing "landmines" that may be encountered during the listing period.
  • Together with you, the Seller, we will price your home competitively to widen the market, vs. narrow it., as well as keep you informed of what is happening with competing properties. Bi-weekly pricing & market analysis during listing period so you don't get caught "chasing the market" like so many sellers do.
  • We will take whatever time necessary to assist you in staging the property for a quick sale, as well as coordinate any sub-contractors to make repairs, improvements, cleanup, etc. (Cost of additional materials to be born by Seller)

 Marketing Initiatives

  • Within 24 hrs of executing the Listing Contract, yard signs will placed on the property as well as at other key intersections to direct traffic to your home
  • Within 24 hours of executing the Listing Contract, the property profile will be immediately placed on the Washington County Board of Realtors Multiple Listing Service, exposing your home to over 1400 Licensed Realtors
  • Within 72 hours of executing the Listing Contract, all of my “Hot Buyers” will be emailed a full-color flyer on the property
  • Within 7 days, my entire personal database will receive “branded” email with details of your property.  These are hundreds of individuals who know and trust me. Often their friends and family in other areas are looking for a home
  • Within 7 days, our database of the most productive agents in Washington County will receive branded email with details on the property and incentives to show it, provide feedback, and of course write a contract! 
  • Every single time we change a price, make an upgrade, host an event, these same groups will receive email notification.

  • At the appropriate time, the complex will be placed on the Washington County Board of Realtors “Caravan” tour where we showcase it for local agents as well as ask for feedback on pricing and staging
  • Listing will be advertised in Preview Magazine, and other localized real estate publications as appropriate
  • Washington County’s MOST DYNAMIC Showing Feedback system, period. This system is designed to get real feedback from real buyers and agents which assists us in selling your home quickly and for top market dollar.
