Q: Why buy a foreclosure?
A: Typically foreclosures are priced well below market value, thus creating immediate equity upon purchase. The seller is the "Bank" or "Lender" and operate from a non-emotional "business" point of view, vs the traditional "emotional" private seller.
Q: Am I going to get "sold" by someone on buying a home while on tour?
A: NO!!! On the contrary, our goal is to first educate, then field questions, then LASTLY to assist buyers in making the best purchase possible should it work for their goals as a homeowner or investor.
Q: Do I have to make lots of repairs to these homes?
A: Sometimes yes, sometimes no. The beauty of the traditional bank-owned or "REO" property is that the value gained by making minor or cosmetic repairs GREATLY outweighs the actual costs in most cases. Some of these homes are brand new construction and have never been lived in.
Q: Can I get pre-approved to buy a home? Is it necessary?
A: Yes, and YES! It has never been as important as it is now to get "preapproved" by a credible bank / lender prior to writing an offer. This not only provides proof the bank "owner" of the home that you can qualify, but actually strengthens your negotiating "position" as you write an offer. It is also a requirement of the banks who own the foreclosed homes.
Q: How do I get pre-approved?
A: Simply fill out form and return with the appropriate box checked requesting loan prequalification and we will handle the rest.
Q: What is required by me to ride the foreclosure tour bus?
A: Fill out the registration form we will have onsite and be ready to have fun! Pre-approval is not mandatory. If you are not pre-approved, do not worry, we offer free loan pre-approval.
Q: Do I absolutely have to pre-register?
A: You can show up the day of to register and we expect that some will. However we DEFINITELY recommend pre-registration as the actual seats on the tour van fill up quickly.Register Here
Q: Do we have to compensate The Larkin Group / Keller Williams Realty?
A: No. The seller (bank) pays our real estate commission.
Q: If I see a home on the tour that I like, what is the next step?
A: Instruct our agent of your interest and we will assist you further at the office.
Q: Do you write up the contract?
A: Yes, we are familiar with all bank-approved purchase contracts (which differ greatly from a standard Utah State form found at a "Staples" or other office supply store) and assist in handling all paperwork.
Q: I don't seen what I'm looking for on tour....
A: That is not surprising and fairly typical. Even though we strive to find the very best properties, we can only see a small amount in one tour. Q: Is there anything I need to bring?...a snack or water?
A: Not unless you have specfic needs. We will provide you with a "goodie bag" with water, some light snacks, and a TON of great information!
Q: How long is the tour?
A: The tour typically takes 2 - 3 (NEVER longer) hours during which we will tour 6-8 homes.
Q: What foreclosures are on the tour?
A: They vary from homes, condos and townhomes and are very often priced well below market value. The tour is done by geographic area and will vary from week to week.
Q: How do I schedule a foreclosure home tour?

Q: Can I take more than one tour?
A: Yes - we would love to see you on every tour!
Q: Do the properties on the tour change each time.
A: Yes, we hand select 6 to 8 properties for the tour per week. These are new foreclosures and have been selected based on their location, condition and prices.
Q: Do you represent the Seller (Bank)?
A: No. The seller is represented by a 3rd-party licensed real estate broker who has given us permission to place their listing on tour. We represent the buyer in any transacation regarding a property on the Larkin Group Foreclosure Tour.
Q: Do you show 'short-sales' on your tour?
A: No, only foreclosures. We deal directly with the banks and their local, licensed representatives.
Q. What is the difference between a "Short Sale" and a "Foreclosure?
A: The difference between a "short sale" and a bank-owned foreclosure is that in a "foreclosure" the bank has taken back title and possession of the property and has full control of the process. A sale can typically be transacted in less than 30 days...as little as 2-3 days as a matter of fact.
A "short sale" is when the Seller is actually trying to sell their home for less than they owe the bank. The Seller has to get approval from their bank to sell the home which can often take anywhere from several weeks, to several MONTHS before the contract/escrow process can even begin.
