HOMES FOR HEROES Honors St. George Real Estate Agent as #1 in Utah

by Jeremy Larkin

St. George, Utah – March 18, 2015 – Homes for Heroes Corp. has recognized local Real Estate Agent Jeremy Larkin and The Larkin Group of Keller Williams Realty St. George as their top affiliate in Utah for 2014.  His determination and passion for helping heroes has made the dream of home ownership in St. George more attainable for more community heroes than any other Real Estate Agent/Broker in the State of Utah during 2014.

In 2014 alone, Homes for Heroes Affiliates across the country gave back well over $4.5 MILLION to our nation’s heroes including: military personnel, police officers, fire fighters, teachers and health care workers.

“Jeremy and his team exemplify what it truly means to be a member of Homes for Heroes. Being a Homes for Heroes affiliate requires more than just helping heroes with Real Estate needs, it means getting involved in your local community and helping heroes with whatever they need” says Ruth Johnson, Homes for Heroes CEO.

“We love being part of this program”, remarked Larkin. ”I was born and raised in this community as was my Father. Putting more money back in the pockets of Southern Utah heroes during the home Buying and Selling Process just seems like the right thing to do.”

About Homes for Heroes

Homes for Heroes, the Nation’s Largest Hero Savings Program, is celebrating its thirteenth year of bringing big savings to heroes across the nation. Inspired by the tragic events of 9/11 and heroes who serve and protect their communities and our country, a partnership of Realtors, mortgage lenders, title companies, attorneys and other affiliated service providers created Homes for Heroes, Incorporated.

This collaboration of real estate professionals’ sole purpose is to provide significant savings when buying, selling or refinancing a home. It’s their way of saying Thank You to heroes including: military personnel, police officers, fire fighters, teachers and health care workers. Since the program went national in 2009 the Homes for Heroes team has given back over $8.5 MILLION to our nation’s heroes.

Longtime listeners and viewers of the Glenn Beck program who are looking to lean on his recommendations in hiring a St. George Real Estate Agent will be pretty happy about this news.

Beck just launched to help Home Sellers and Buyers find a reputable Agent in their area.

The Glenn Beck organization has selected the Larkin Group at Keller Williams Realty as their "trusted" St. George Real Estate Agents. This comes on the heals of a several-year Glenn Beck endorsement of Jeremy Larkin and his team.

"We're delighted!" Remarked Larkin Group CEO Jeremy Larkin. "Glenn is one of those people with very strong opinions, and very strong values. We realize there are those who may disagree with him on certain points, but we love the fact that Glenn encourages the values of hard work, self-reliance, and good old fashioned 'Freedom".  We're positive that our St. George Real Estate clients, and future clients will appreciate Glenn's support of the Larkin Group and the way we choose to do business."

How does the Glenn Beck Organization Select their Local Real Estate Agent Partners?

The following summary points can be found on Becks website.

• Each agent in our network is individually selected by the team at Mercury Real Estate, a Glenn Beck owned company.

• All are full time agents who have a proven track record of success.

• All are like-minded who understand your sensibilities and do business with integrity.

• Employ contemporary marketing to create demand for their home sellers resulting in demand for their clients' homes.

This Month in Real Estate: The Spring Home Shopping Season

by Jeremy Larkin

A lot of homeowners are wondering if right now is the time to sell St. George area home. According to a national survey of real estate transactions, over 90% of buyers start their home search using the internet, and then spend almost two months looking before settling on the right one for them. That two month lag time means that houses that are on the market right now are in the best position to close in the early spring.

So if you’re looking to sell in the spring, you’ll want to sell your house now, and get a head start on the competition! Enjoy this short 1:10 real estate market update and video on the Spring Selling season below! And as always, if you have questions about selling your personal home, just contact us at 435-767-9821.

Ironnman St. George Traffic Guide

by Jeremy Larkin

St. George, Utah in May. That means it’s once again IRONMAN ST. GEORGE time! Depending on where you LIVE on the Ironman St. George route, you may not be as enthusiastic as some folk will be due to challenges with getting around.

So here it is, the official Ironman St. George “Traffic Impact” guide with all of the information you and yours will need to navigate the area on race day, Saturday May 4, 2013. Just click here: Ironman St. George Traffic Guide

Ironman St. George race day truly is “electric” however, and if you haven’t had the opportunity to spectate, volunteer, or RACE the event, you’re missing out. While I wouldn’t recommend RACING at this point (you couldn’t get into the sold-out event anyway), you can certainly volunteer. Here’s a link to do that! Ironman St. George Volunteer Opportunity

Until then, enjoy some fantastic video we took during the inaugural Ironman St. George and get ready for the Ironmen! (and women…).

Sell Your St. George Home 30 days faster than the neighbors?

by Jeremy Larkin

No, I'm SERIOUS. This is month's "This Month In Real Estate" shows how the concept of "starting high, then lowering later" with your home listing price may SOUND good...., but ultimately just costs you money.

Properly pricing a home is equal parts SCIENCE....and ART. Check out the vid now:

I could write a book on how many times my personal Home Selling clients have made this little "boo-boo"...included my own danged parents!

They'll kill me if they ever see this, but we were selling a home in Washington for them. Trying to avoid a loss, (as any self-respecting person would), my Father started HIGH. We went through 6 months of reductions and along the way turned town an offer that was $30k more than the final sales price!!!! Oops.

Have you ever had a similar experience?

Homes For Heroes Comes to Washington County

by Jeremy Larkin

I’m always careful to thrown the phrase “I’m proud” around too flippantly as it has the dreaded “P” word in it – PRIDE. But today the Larkin Group is TRULY PROUD to announce their Partnership with the Homes For Heroes Organization!

Homes For Heroes

Homes for Heroes® is a company that works hand in hand with Realtors®, lenders and other real estate-related service providers to offer substantial rebates and discounts to the Heroes who serve our nation and its communities every day. “Heroes” include military personnel (both active and retired), firefighters, law enforcement officers, health care professionals, school teachers and others who make our communities a better, safer place to live.

The Homes For Heroes program was created after the tragic events of 9/11 as a way to say “THANK YOU” to the men and women who have given so much. Heroes across the United States of America register on the Homes For Heroes website every day looking for the savings.

The official Homes For Heroes Organization connects the Heroes with local Realtor, Lender and other Affiliates who assist them with their home buying or selling needs.

So what’s so cool about that?

SAVINGS. MOOLAH. $$ rebates back to the Heroes at closing. We rebate a full 25% of our gross commission to the Hero at closing. On an average $215,000 home that’s $1600.00! Lenders and other affiliates also offer savings taking the average up to well over $2500.00 in most cases.

Check out the Homes For Heroes Story here:

Full Service With Benefits

Our service is not dumbed down or “lowered” in any way. We offer heroes full service real estate representation and as a way of saying “thanks”, we rebate that 25%. Pretty cool!

For a long time now we’ve asked ourselves how to best “give back” to the community as we assist Washington County Buyers and Sellers. It’s tricky because there are SO MANY organizations: Habitat for Humanity, the Doctor’s Free Clinic, the Erin Kimball Foundation, Dixie Care and Share…how do you choose?! The Homes For Heroes program is fun because it streamlines the process for us, and beyond just writing an anonymous check, we get to actually say "THANK YOU" by participating in the process with the Hero – very cool.

If you believe that you, or someone you know, qualifies for “Hero” savings in Buying or Selling a St. George area home, REACH OUT TO US! Details and contact info here: Washington County Homes For Heroes

I Celebrated St. George's 151st Birthday on SunTran, Carousel

by Jeremy Larkin

It’s tough to beat huge cookies and Root Beer floats. It’s even tougher to beat them served by St. George Mayor Dan McArthur and his St. George, Utah City Council. It’s TOUGHER YET to beat them served in the historic Opera House with a band playing Pioneer Music in the background!

St. George 151st Birthday

So my beloved hometown is 151 years old. 151 years!

St. George City again marked the day as they have in the past with free rides on SunTran Shuttle, free admission to all St. George City recreation facilities, including Sand Hollow Acquatic Center, St. George Arts Museum, St. George Rec Center, free rides on the Town Square Carousel, and of course – free Root Beer Floats and Cookies served by Mayor and City Council!

My personal favorites? Riding SunTran from a stop just outside our Neighborhood to the Arts Center, walking to Town Square, enjoying the Carousel with my kids, then grabbing SunTran at the Library to head home.

My kids loved every minute of it. Who knew public transportation could be so cool? SIMPLE PLEASURES!

For me, there’s more to St. George City than great real estate! I love this City. I love what they’ve done downtown with Town Square and the Carousel…YES, the “controversial” Carousel.  My Father and I were both born and raised here. He’s now 72 years old and has traveled the globe, as well as lived in 2 foreign countries and he continues to maintain that there just isn’t any place better to live and raise a family.

Here’s to 151 more years!

Southern Utah Commercial Real Estate Report

by Jeremy Larkin

Dick's Sporting Goods Came to Town!

Many things to a GREAT MAN at NAI Commerical, Ryan Garrett, for providing this incredible data! As you may know the Larkin Group specializes in Residential and Land and we work with great referral partners like Ryan on the Commercial end. Not only is Ryan smart and professional, he's a darn handsome dude...just ask the ladies!

Digressing back to something a little less "fun", let's talk Southern Utah Commercial Real Estate. To view the full report, click here: Southern Utah Commercial Real Estate Report.

Here are some highlights Ryan shared with us:

Mid-way through 2012 and Southern Utah continues to strengthen! Washington County has seen the unemployment rate improve from a seasonally adjusted 8.0 percent at year end to 7.6 percent.  St. George's population grew by 2.6 percent between 2010 and 2011, and is ranked 11th in the U.S. Census Bureau's list of the fastest-growing metropolitan areas in the nation.  Overall, Utah's 1.9 percent population growth rate put it behind only Texas in the ranking.  It is encouraging to see mild-to-moderate, sustainable growth.

Exciting additions in our Market Report include Dick's Sporting Goods (45,000 SF), Family Dollar Distribution Center (80,000 SF), which will start with 100 employees and grow to 400 in subsequent years, the Red Rock Wake(boarding) Park, the first of its kind in Utah, and Lifetime Products that purchased a 9,500 SF retail building on St. George Boulevard.  If you have ever enjoyed playing "dunk ball" by adjusting your 10' basketball standard, you can thank Lifetime Products as the inventor of that fun.  I am fortunate to have represented them in their St. George purchase across from Café Rio.

Other Noteworthy Events:

  • The Dixie Drive Interchange at Exit 5 on Interstate 15 will open July 25th.  This new interchange will greatly improve the efficiency and flow of traffic for Southern Utah motorists.
  • St. George completed the roadway widening of Red Hills Parkway (formerly Skyline Drive) from Bluff Street to 1000 East that now includes 4 lanes, a median, and a non-motorized trail way so our recreational lifestyle can be better accommodated.
  • Land developers have been aggressively picking up 10-20 acre pieces and moving through the process to develop residential lots.  Confidence is picking up.

Some Other Opportunities:

  • Retail land, off I-15 at Exit 8 for purchase, .50 - 2.14 acres, nestled between Olive Garden, Iggy's Bar & Grill, Marriott Courtyard, Target and Marriott Towne Place Suites--adjacent to Dick's Sporting Goods, Old Navy, Gap Outlet, Chick-Fil-A (Red Rock Commons)--FOR SALE!
  • Frontage Commercial Land, Dixie Drive, at $4.24 per SF (lowest price in St. George)--FOR SALE!

These are only a sampling of the quality properties currently available. For additional info on Southern Utah Commerical Real Estate, please contact Ryan Garrett at NAI Utah - / 435-862-7926 OR reach out to The Larkin Group directly: / 435-787-9821

Ironman St. George 2012 Video

by Jeremy Larkin

Ironman St. George 2012 was another HUGE success! Speaking as a lifetime local, real estate professional whose’ business is affected by these events,  and Ironman Volunteer “Captain”, I can tell you that the electricity that comes to town with the event is second to none. EVERYONE in the community is affected for the better, not to mention the $5-$6 million in tourism revenue that flows in as well.

Next year the event will become “Ironman St. George 70.3”, or a “1/2” Ironman. It will still be fantastic. This shorter distance will create less traffic impact, bring more racers and their families, and still bring the fantastic “Ironman” branding.

Until then, enjoy the best race footage available from the 2012 race. For those that know me personally, YES that’s me in the Volunteer video.
