Best St. George, Utah Pizza Joints

When going on vacation to an unfamiliar town, It’s always easy to call Domino's or Pizza Hut and just get pizza that you always have delivered to where you are staying. But then one wonders, where is a good pizza place in St.George?

Not saying that Domino's or Pizza Hut isn't good pizza, but there are so many unique pizza places in St.George that if you were deciding on pizza, you might want to try these places to try something different!

The Pizza Factory: One of the oldest pizza places in St.George. There are two locations of Pizza Factory: one on Red Cliffs Drive and one on the Boulevard. The one on the Boulevard is the oldest Pizza Factory ever! There is also a Pizza Factory Express on Sunset in St.George for a quick order of their delicious food! They are known for their homemade pizzas and their delicious bread twists! Order one huge pizza for the family to share, or individual pizzas for each person to have their own!

Peir 49 Pizza: Known for their San Francisco style pizzas! Certain pizzas have a sourdough crust that is so delicious! Their different gourmet pizzas will make you dying to try every single one of their pizzas!‚Äč

The Brick Oven: Has a very authentic taste to their pizzas due to the fact that the oven is an old fashioned brick oven. All of their pizzas are cooked to perfection, and will taste like your eating pizza from an old town Italian restaurant!

Roys: An Italian restaurant that uses only locally grown produce to make the more quality food. They have been in business for 25+ years, and they have always been known for excellent food, service, and atmosphere!

Riggatti's:  These guys are the "newest" comers to the St. George pizza market, and they ARE SO GOOD! Honestly, it's my favorite pizza joint any more - really. They wood-fire their product and cook it thin. It just kind of melts in your mouth. Check them out here:

"SELLER-SAYS" - Here's what the Seller has to say about the home and why they moved there in the first place!

Here are some things we love about living in Ivins and the area around it:
1. Breathtaking views: The view of the Red Mountain with the contrasting Pine Valley Mountain behind it is just amazing!
2. Wide open spaces: We love getting off the beaten path so close to home and walking on trails and exploring the Anasazi Petroglyphs without having to drive to a trail head, we can just walk.
3. We love being removed from the metro area but also being so close that we can run into town for shopping or dinner and movie in just a few minutes.

Our neighborhood is the best! The people are so friendly. We have kids of all ages here. In the evening you can walk and talk to people sitting on their porch or sit on your own porch and visit with people as they walk by. The kids come out and play in the street. Our kids love going to a friends house and swimming, playing ping pong, etc. they have lots of friends here.

There are just enough conveniences without the hustle and bustle. One each of post office, grocery store, and gas station within walking distance. There is a medical and dental clinic in town also. In addition, you are very close to the West side restaurants, grocery, and other conveniences. Red Mountain Elementary and Lava Ridge Intermediate are within walking distance. Snow Canyon Jr. and High Schools are only a couple of miles. Several parks all within walking distance with a new one going in a couple of blocks away.

When we first saw this house we instantly fell in love with it. Large enough for our family while being aesthetically pleasing. We love the open floor plan for entertaining and cooking while still being able to interact with guests. We also loved all the upgrades: Real wood floors, granite counters throughout, tile on not only the floors but walls as well, covered porches, raised decks, fireplaces, high ceilings, drinking fountain, intercom system throughout, extra large pantry, food storage room, the list goes on and on.

If you like being out of doors, hiking, running, biking, or going to a park then this is the place for you to enjoy your passions. My kids have taken off on a Friday after school with a backpack and hiked up and camped overnight on top of the Red Mountain - where else can you feel good about letting your kids do something like that? Friends from Idaho have stayed with us, not because they wanted to see us (just kidding), but because their ball tournaments were held at Gubler Park and they wanted to be close and have the option to not fight the parking and just walk over instead. We love hitting one of the many trails (both paved and unpaved) in the area and getting some exercise. Again, the list goes on and on.

This is a really safe community with people looking out for one another. When something strange is going on people let you know. If someone needs help the community rallies to help.

Our take? 

Don't forget that this Ivins home is 3 minutes from world-famous Red Mountain Resort , our own "Broadway in the Desert" - Tuacahn Amphitheatre, and the breathtaking Entrada Golf Club. and Shop around and compare - this is the best deal in Southern Utah as the owners are relocating with employment and have priced this beauty to move fast. Do St. George Homes Really Sell During Holidays?

St. George homes sell during the Holidays? The reality is that that they DO. As a matter of fact, homes sell during every stinkin’ (or sweltering) time of the year in Utah’s Dixie!

You wouldn’t be surprised how often we hear from would-be St. George Home Sellers who tell us they want to “wait until after the holidays.” Sure, I get that. Family in town, lots of parties, showing the home sounds like a hassle, right? Right.

BUT…..and a big but at that, since you never know when the single Buyer for your home will be coming through town with a wad of cash in their pocket, you actually do yourself a disservice by having the home off the market during the Holiday season.

2.Less Competition – MUCH LESS! Did you know that in December of 2012 just 270 homes hit the market in Washington County? Guess how many hit the market in January? 579….over TWICE as many! Would you rather compete with 270 new listings, or 579? I think I know the answer.

3.Only the SERIOUS Buyers are looking: Why would anyone waste their precious Holiday time looking at homes if they weren’t committed, and most likely, in NEED of making a move very soon? They wouldn’t. This is in your best interest as a Seller.

4.Have your fruitcake and eat it too! About those showings? You can take advantage of being on the market during this season but restrict showings during key time frames, such as specific times of day, or a period of days like December 23-26, etc.

Time to Turn Back Your St. George Sprinkler Clocks!

It's that time of year again in Utah's Dixie! (St.George, Utah for you's ok, we forgive you.) What time? FALL of course, which actually does occur every 12 months in the high desert of Washington County.

No doubt, you've already heard about home mortgage interest rates rising - sharply. The question for Buyers and Sellers will be: How does this affect St. George Real Estate? And WHY are interest rates rising? 

Here's a quick answer:

1. It affects the St. George Real Estate market...any any OTHER market for that matter, in one NEGATIVE WAY, and still another POSITIVE way. How?

Negatively, it will impact some St. George Real Estate transactions immediately as the Buyers will no longer be able to afford the home. The Sellers then suck wind because they have to start process of finding a home Buyer all over again.

So Jeremy, what’s the upside? Here you go:

Positively, the St. George Real Estate market gets a boost because of the MOTIVATION this change causes. We’ve been warning home Buyers and Sellers for at least 6 months on the GoStGeorge Radio Show that rates would eventually be rising. And they did. Many people who were sitting on the fence will not just get off, but will LEAP from that fence to quickly take action – buy a home, sell a home, refinance a home. This puts more money into St. George Real Estate market immediately, causes still MORE Buyers and Sellers to take action, and on it goes.

2. Why is this happening? Simply, the Government has spent BILLIONS to keep mortgage interest rates artificially low - like keeping the economy on life support, and that included St. George Real Estate market. It can't last forever, and as the economy improves (good sign), they're slowly tearing the band-aid off rather than ripping it off and allowing rates to go from 3.5% to say 6% overnight. 

So rising Home Mortgage interest rates a GOOD or BAD thing? Both. And most importantly, a REAL thing. Real Estate markets never stay static, and the St. George Real Estate market is no different.

We went through 6 months of reductions and along the way turned town an offer that was $30k more than the final sales price!!!! Oops.

Do More Homes Sell During the St. George Parade of Homes?

Ahh yes, the St. George Parade of Homes. That time when the Northern folks flee the cold and smog of Wasatch Front inversions, local folks view their dream homes, and about 200 million FSBO's (For Sale by Owners) throw a sign in their yard with dreams of selling their home for more than it's worth!

We finally sold the Little Valley St. George "Mini-Mansion!"

10,000 SF? 2.5 acres? In Little Valley? For under $500k? YES. After years of area residents wondering if the home was some type of “compound”, a Little Valley area home is now occupied by a new Owner. And it only took us 68 showings (yes, we actually track that...find out how here: Showing Feedback System)

                                         "She's a big un'!"

We received all sorts of bizarre questions while marketing the property. The most typically asked was, ‘is that some type of bizarre multi-family compound?', and....(drum roll please), 'Is that a Polygamist house?' No, we’d reply, it’s just a home!” 

I'll admit it, the "hugeness" (is that a word?) of the home, and the way it sits up off the road made it quite a sight. Boasting nearly 10,000 SF living space on 2.5 acres with a massive 5-car garage and a huge Fort-Knox style wood beam gate to the backyard, the home was featured in an MSN Real Estate Article titled “Bargain Mansions” last fall. And a bargain it was. This Little Valley home ended up selling right around $450k. You just don't run across that much space in this area for that price. The sheer size made it non-functional for most Buyers, resulting in a sweet deal for the new owners.
