We just sold this (beautiful) Serenity Hills home in St. George's most popular area, Little Valley for the Reber family - amazing people! While it seems like it would have been an "easy sale", it was competing with newer Crafstman style homes that have taken Little Valley by storm.

Southern Utah Q4 2015 Commercial Real Estate Report

2015 is officially one for the books.  In commercial real estate the trend locally and nationally was very positive.  Below is the year end report link with happenings, vacancies, occupancy, and trends.  Southern Utah did not match the trend in many national markets which saw market rates return to pre-recession values.  However, Southern Utah saw many owner users for new construction and continued strength in both retail and industrial leasing and also construction markets. 

The market continues to show strength are deals are getting more and more competitive and out of area Buyers are looking for a place to invest their funds.  While all local markets improved, the lease rates have yet to reach levels that have gotten investors excited about speculative building- but, could it be coming?  I think that is the big question for this year.

SPOOKY Good St. George Home Selling Service!

Do you need to sell your home this holiday season not just on time, but for the right price? Well I've got the agent for you. Hello Southern Utah homeowners, I'm wicker the halloween monster. Write this name down: Jeremy Larkin of Keller Williams realty. You know, a lot of homeowners, and agents, think that homes just stop selling over the holidays. Well consider this: Jeremy and his team sold forty-four homes last year - in the holiday and winter months alone! That's four times as many homes as the average agent sells in an entire year! Use "Mini-Staging" to Sell Your Home Faster

Hi. I’m Jeremy Larkin and you’re watching Go St. George TV.

Hey everybody. Jeremy Larkin here, CEO of the Larkin Group, Director of Home Sales. I’m in a vacant home. You’re saying, “What is this?” Please forgive the poor quality video. One of the conversations we have often is about the idea of staging.

We know from statistics that a staged home sells on average across the country four percent faster – excuse me, up to four percent more money and significantly faster. This is a home in Hurricane City that we sold in four days, full price, cash offer.

Now it’s in a price point that’s fairly competitive. But I want to tell you what we did. We did what’s called a mini stage. A mini stage is where we come in and we take a vacant home and our home stager comes in and places some of these cute, colorful staging items on all countertops, kitchen, bathrooms, and laundry room, just to give it a little bit of flavor and help the home stand out. We have other real estate agents who are showing their buyers tell us it makes a big difference.

The other option, you could fully stage your home. A typical home stage is $1500 to $2000 in the front end and then $500 a month thereafter.

So part of listing your home with the Larkin Group so we can get it sold is we include a two-hour consultation with our home staging consultant and that costs us money out of pocket. But if your home is vacant, she’s going to come in here and do a mini stage. I will show you the …

So here we are in the master bathroom. Again, some clean, fresh, white towels on there, plant there on the countertop and a couple of soap dispensers and what it really does is it causes the area to pop. It gives a little bit of character and we sold this home again in four days full price cash and the agent who brought the buyer said very helpful.

So again one of the ideas that you might want to consider especially with a vacant home if you’re getting ready to sell it is a mini stage like we’ve talked about out here in Fox Hollow at Hurricane. It could make a huge difference in your home looking like just another vanilla box and maybe something kind of cool.

How Do I Sell My Home Furnished?

Hi. I’m Jeremy Larkin and you’re watching Go St. George TV.

Hello people. Jeremy Larkin here. Good morning real estate fans, boys and girls. You see my buddy, my man Jesse Paul [Phonetic]. He’s actually an inside sales agent for the Larkin Group and I’ve got him doing more than inside sales today. He’s moving a client.

We’re standing in front of 875 Rio Virgin Drive, Unit 261. We just sold this for Leslie, incredible person. Thank you so much for letting us help you with the sale and we did it in like 60 days start and finish. But here’s what we’re really talking about as you see us moving furniture. We’re talking about the question, “What do I do with my personal property when I sell my home?” Specifically how do I convey that to a buyer?

One of the big confusions that people have is they think they can write a real estate contract with the buyer, buyer and seller, and then say, “Purchase price to be $150,000. We will close on June 22nd,” and oh, by the way, it includes this long list of personal property. The issue is per Utah real estate law and I can’t speak to anybody else’s real estate law in the other states.

Per Utah real estate law, you have to convey personal property outside of fixtures which I will define via what is called a “bill of sale” and that is why a real estate professional and a good title company are so critically important.

Fixtures would be your sink, your oven, your dishwasher, things that are affixed to the home. But personal property would be couches, TVs. Today we’re moving a couch. We’re moving a bed. No, we don’t do this for all of our clients. She moved to Northern Utah and this is not normal.

But you need to make sure you work with a good real estate professional and a really good title agency to work on conveying that stuff via a bill of sale or you will run into an issue when you try to transfer title up at the title company. So anyway, that’s just one of those little tips and tricks about what you do with personal property if you’re trying to sell it to the buyer.

I mean the other option of course is just give it to them on the side as a gift. But if you’re selling it to them as part of the contract, it needs to be done correctly. All right?
